If you’re considering moving to Northern Kentucky or Greater Cincinnati, there’s a good chance schools are somewhere on your list of things to research.
One of the questions I frequently hear from relocating buyers is:
“Which side of the river has better schools—Ohio or Kentucky?”
The answer isn’t as simple as picking one side of the Ohio River.
Both Greater Cincinnati and Northern Kentucky offer a wide range of public, private, parochial and specialized educational options. Even within the same county, school performance, programs, enrollment options and individual school experiences can vary considerably.
So instead of asking whether Ohio or Kentucky has the better schools, a more useful question is:
“Which community and school district best fit what matters to our family?”
Let’s take a look at how the two sides compare.
FIRST: Ohio & Kentucky Don’t Rate Schools the Same Way
This is probably the most important thing for families to understand.
You can’t simply look at an Ohio school rating and a Kentucky school rating and assume they’re measuring exactly the same things.
OHIO SCHOOL REPORT CARDS
Ohio uses an overall 1-to-5-star rating system, including half-star increments.
The state evaluates areas including:
Achievement
Progress
Gap Closing
Early Literacy
Graduation
College, Career, Workforce & Military Readiness
An overall rating of 3 stars or higher indicates that a district or school meets or exceeds state standards.
KENTUCKY SCHOOL REPORT CARDS
Kentucky uses its own accountability system and reports information including:
Reading & Mathematics
Science, Social Studies & Writing
English Learner Progress
School Climate & Safety
Postsecondary Readiness
Graduation Rates
Kentucky’s overall performance ratings are represented by color categories ranging from Red to Orange, Yellow, Green and Blue, with Blue representing the highest overall performance category.
THE TAKEAWAY:
A Kentucky “Blue” rating and an Ohio “5-Star” rating aren’t directly interchangeable.
They’re produced by different state accountability systems.
That’s why families should dig deeper than a single number, star or color.
NORTHERN KENTUCKY SCHOOL DISTRICTS
Northern Kentucky has numerous public school districts serving communities throughout Boone, Kenton and Campbell counties, along with additional districts farther south.
Depending on where you’re looking for a home, you may encounter districts serving communities such as:
Florence
Union
Burlington
Hebron
Walton
Erlanger
Independence
Fort Mitchell
Fort Wright
Covington
Fort Thomas
Newport
Bellevue
Cold Spring
Alexandria
Because school boundaries don’t always follow city or mailing-address boundaries, it’s extremely important to verify the specific assigned schools for an individual property.
Two homes that both have a Florence mailing address, for example, don’t necessarily guarantee the exact same school assignment.
BOONE COUNTY: Florence, Union, Burlington & Hebron
The Boone County area is one of Northern Kentucky’s major residential and employment centers.
Communities such as Florence, Union, Burlington and Hebron offer everything from established neighborhoods and condominiums to newer subdivisions and larger properties.
Families researching this area may want to compare individual elementary, middle and high schools as well as district-wide information.
Other things to investigate include:
Academic performance
Arts programs
Athletics
Technology opportunities
Advanced coursework
Transportation
Individual school boundaries
College and career readiness
The area is also convenient to CVG International Airport, Amazon Air, DHL and the Florence business corridor, which can make it appealing to relocating households.
KENTON COUNTY: Independence, Fort Mitchell, Fort Wright, Erlanger & Covington
Kenton County gives buyers a particularly interesting range of choices.
Depending on the property, families may encounter different public school districts and individual school assignments throughout communities including:
Independence
Erlanger
Edgewood
Fort Mitchell
Fort Wright
Covington
Villa Hills
Lakeside Park
And that’s another important lesson for relocating buyers:
LOCATION MATTERS—sometimes down to the individual street.
Don’t assume that two homes located a few minutes apart feed into identical schools.
Verify.
Verify.
Verify.
CAMPBELL COUNTY: Fort Thomas, Alexandria, Cold Spring, Newport & Bellevue
Campbell County offers another diverse collection of Northern Kentucky communities.
Buyers may explore areas including Fort Thomas, Alexandria, Cold Spring, Newport and Bellevue, depending on the lifestyle, housing style and location they prefer.
A buyer looking for an established neighborhood close to Cincinnati may have completely different priorities from someone searching for a larger property farther south.
That’s why I encourage buyers to consider the whole package:
Home
Schools
Commute
Neighborhood
Budget
Location
Activities
Lifestyle
WHAT ABOUT GREATER CINCINNATI SCHOOLS?
Cross the Ohio River and the choices become even broader.
Greater Cincinnati includes Cincinnati Public Schools along with numerous suburban districts throughout Hamilton, Butler, Warren and Clermont counties.
Depending on your home search, you may consider communities such as:
Cincinnati
Oakley
Hyde Park
Mount Lookout
Anderson Township
Blue Ash
Sycamore Township
Mason
West Chester
Loveland
Milford
Madeira
Indian Hill
Montgomery
Each area can offer a very different combination of housing prices, taxes, commute, school options and community amenities.
SOME GREATER CINCINNATI DISTRICTS RECEIVE HIGH STATE RATINGS
Greater Cincinnati includes districts that perform strongly on Ohio’s state report card measures.
But it’s important to understand what those ratings actually mean.
Ohio’s overall rating combines multiple components, including achievement, student progress, gap closing, early literacy, graduation and college/career/workforce/
That means families shouldn’t look at the overall number alone.
One district might excel in achievement.
Another may demonstrate particularly strong student progress.
Another might stand out for graduation or postsecondary readiness.
THE RIGHT SCHOOL DISTRICT IS ABOUT MORE THAN ONE NUMBER.
CINCINNATI PUBLIC SCHOOLS: A LARGE DISTRICT With Many Choices
Cincinnati Public Schools is considerably larger and more diverse than many suburban school districts.
That can create a wide variety of individual school experiences and educational opportunities.
For the 2024–25 school year, Cincinnati Public Schools received an overall 2.5-star rating from the state while reporting improvement in several measured areas.
But here’s why looking only at the district-wide number can be misleading:
Individual schools within a large district can perform differently.
Families researching Cincinnati should therefore consider the individual school associated with a property, along with any enrollment options or specialized programs that may be available.
PRIVATE & PAROCHIAL SCHOOLS MATTER TOO
One of the advantages of the Greater Cincinnati/Northern Kentucky region is the variety of educational options available beyond traditional public schools.
Throughout both sides of the river, families can find:
Catholic schools
Independent private schools
College-preparatory programs
Specialized programs
Career and technical education
Homeschooling communities
Advanced academic opportunities
For some buyers, the assigned public school district is their top priority.
For others, it may have little influence on where they purchase because they’re considering private or alternative education.
That’s another reason there’s no universal “best” place to live.
DO SCHOOL DISTRICTS AFFECT HOME PRICES?
They certainly can.
School district reputation and buyer demand can influence housing demand in particular communities.
When many buyers want access to a limited number of homes within a particular area, that competition can affect:
Home prices
Inventory
Days on market
Resale demand
But the school district is only one factor affecting property value.
Buyers also consider:
Location
Home condition
Square footage
Lot size
Commute
Property taxes
Neighborhood amenities
Restaurants and entertainment
Parks and recreation
That’s why two similar homes located only a few miles apart can sometimes have noticeably different prices.
DON’T FORGET PROPERTY TAXES
This is especially important when comparing Ohio and Kentucky.
A buyer might find a home they love in Northern Kentucky and another similarly priced home in Greater Cincinnati.
The listing prices might be nearly identical.
But the overall monthly payment may not be.
Property taxes vary by:
State
County
Municipality
Taxing district
Individual property
So if you’re comparing a home in Union, KY with one in Mason, OH, don’t stop at the purchase price.
Ask your lender for an estimated monthly payment using the actual taxes associated with each property.
That gives you a much better comparison.
COMMUTE + SCHOOL + HOME = THE BIGGER PICTURE
Imagine you find three homes:
One in Florence, KY
One in Fort Mitchell, KY
One in Anderson Township, OH
All three might fit your budget.
But your decision may change once you consider:
School options
Work commute
Taxes
House size
Yard
Activities
Nearby amenities
Community feel
That’s why I encourage relocating buyers to avoid choosing a community based solely on an online school score.
The goal is to find the combination that works for your household and your priorities.
WHAT SHOULD PARENTS RESEARCH?
When researching schools in Northern Kentucky or Greater Cincinnati, look beyond one online rating.
Consider:
State report card data
Academic performance
Student progress
Graduation rates
College & career readiness
Advanced coursework
Extracurricular activities
Athletics
Arts & music
Career/technical programs
School climate
Transportation
Class and enrollment information
Individual school boundaries
And when possible:
VISIT THE SCHOOL.
Talk to administrators.
Tour the building.
Attend an event.
Speak with parents.
Look at the programs available to your child.
An online score can’t tell you everything about whether a school feels right for your family.
ONE VERY IMPORTANT REAL ESTATE TIP
If a particular school or district is important to your home purchase:
NEVER RELY ONLY ON A REAL ESTATE LISTING FOR SCHOOL ASSIGNMENT.
MLS information, third-party real estate websites and online school-boundary information can occasionally be outdated or incorrect.
Before purchasing, buyers should independently verify school eligibility and boundaries directly with the applicable school district.
School boundaries can change.
That’s especially important when purchasing near district boundaries.
SO…WHICH SIDE OF THE RIVER HAS BETTER SCHOOLS?
There really isn’t a fair blanket answer.
BOTH SIDES OFFER OPTIONS WORTH EXPLORING.
Northern Kentucky provides a variety of school districts throughout Boone, Kenton and Campbell counties.
Greater Cincinnati provides everything from a large urban district to numerous suburban districts throughout Hamilton, Butler, Warren and Clermont counties.
The better question is:
“Which community gives us the right combination of school options, home, budget, commute and lifestyle?”
That’s something we can actually compare.

School performance data, ratings, programs, attendance boundaries and enrollment policies can change. Buyers should independently verify all school information directly with the applicable school district and state education agency. Real estate professionals should not direct buyers toward or away from communities based on schools or demographic characteristics.
