Real Estate Market Update & What’s Ahead!!

As we head into fall, I wanted to share a quick snapshot of the current real estate market and what we’re expecting over the next few months.

📊 Market Update:

  • Home prices: Prices have stayed steady in most areas, with slight growth in certain neighborhoods due to low inventory.

Average Home Price: “insert home price”

  • Buyer activity: While the summer rush is tapering off, serious buyers are still active and ready to move quickly on well-priced homes.
  • Interest rates: Rates have shown small fluctuations, but many experts anticipate more stability heading into fall.

🔮 Fall Predictions:

  • Continued demand for move-in-ready homes: Staging and proper preparation will remain key for sellers.
  • Less competition for buyers: Fall can be a great time to buy with fewer bidding wars than peak summer months.
  • Strong local market: Our area is expected to remain stable with steady growth heading into the end of the year.

Whether you’re thinking of buying, selling, or just curious about what your home is worth in this market, I’m here to help you navigate your next move with confidence.

🍁 Pro tip: Fall is also a fantastic time to list your home—fewer homes on the market often means more attention from serious buyers.

Summer is the perfect excuse to treat yourself to something sweet—and Northern Kentucky/Greater Cincinnati  has no shortage of amazing ice cream spots! Whether you’re craving a classic cone or something a little more unique, here are some of my top picks around Florence & Cincinnati Area:

🍦 Hello Honey (Downtown Cincinnati) – Small-batch, handmade ice cream with unique flavors like Bourbon Burnt Sugar and Honey Lavender. They even make their own toasted marshmallow topping in-house!

🍨 The Cone – Technically just over the river in West Chester, but absolutely worth the drive. Their orange sherbet cone is iconic and the building itself looks like a giant swirl cone—so fun!

🍧 Aglamesis Bro’s (Oakley & Montgomery) – A Cincinnati classic since 1908! Their old-fashioned ice cream and rich, creamy malts are the real deal. The Oakley parlor is full of vintage charm.

🍨 Graeter’s Ice Cream (Crestview Hills) – Can’t leave this fan-favorite off the list. Rich, creamy, and full of those famous chocolate chips.

Have a favorite I didn’t mention? I’d love to hear about it! And as always, if you’re thinking about buying, selling, or investing this summer—or just want to talk real estate—I’m always here for you.

🐾 Keep Your Pets Calm This 4th of July 🎆

As we gear up to celebrate Independence Day with fireworks, BBQs, and festivities, I wanted to take a moment to think about the other members of our households—our pets.

Fireworks can be a major source of stress for dogs and cats. Here are a few quick tips to help keep them calm and safe this 4th of July:

🐶 Create a Safe Space: Set up a quiet, cozy area inside your home with their favorite blanket or toy to help them feel secure.

🎵 Turn on Calming Sounds: Soft music, white noise, or even the TV can help mask the loud booms outside.

🚪 Keep Them Indoors: Even pets that are normally fine outside may panic and try to run away when fireworks start.

🦴 Keep Them Occupied: Offer long-lasting treats or toys to keep their minds distracted.

💊 Talk to Your Vet: If your pet has extreme anxiety, your vet may be able to recommend a calming aid.

Wishing you and your furry family members a happy and stress-free Fourth of July! 🇺🇸

🌞 Beat the Heat: Easy Ways to Keep Your Home Cool This Summer 🌞

Summer is right around the corner, and while we all love sunshine and longer days, the heat can sometimes be a little much—especially indoors! Whether you’re trying to keep energy bills in check or just want to stay comfortable, here are a few simple tips to keep your home cool this summer:

1. Keep blinds & curtains closed during peak sun hours
Blocking out sunlight during the hottest part of the day can lower indoor temps significantly. Blackout curtains or thermal shades are a great investment!

2. Use ceiling fans efficiently
Make sure your fans are set to spin counterclockwise in the summer—it pushes cooler air down and helps your AC work less.

3. Switch to energy-efficient LED bulbs
Traditional incandescent bulbs give off heat. LEDs stay cooler and reduce energy use!

4. Seal up gaps & cracks
Cool air can escape (and hot air can sneak in) through small cracks in windows and doors. Caulking or weather stripping helps keep temps stable.

5. Cook smart
Try grilling outside or using countertop appliances like air fryers and slow cookers to avoid heating up the kitchen with your oven or stove.

6. Plant strategically (long term tip!)
If you’re thinking ahead, planting trees or tall shrubs around windows can provide natural shade and cooling for years to come.

A cool, comfortable home isn’t just better for your well-being—it’s also a big plus if you’re thinking of selling down the road! Let me know if you want recommendations for local contractors or energy efficiency pros—I’ve got some great names in my network.
