Real estate is about much more than houses.
After more than 26 years in real estate, I’ve learned that behind almost every move is a story. Sometimes that story is exciting. Sometimes it’s unexpected. And sometimes a homeowner is facing a major life change they never planned for.
Three situations I regularly see creating a need to sell are divorce, the death of a loved one, and relocation.
Each comes with its own challenges, but they have something important in common: you’re making real estate decisions while also dealing with a major transition in your life.
That’s when having an experienced Realtor who can help manage the real estate side of things can make a real difference.
Divorce: When Selling the Home Is Part of Starting Over
Divorce can make an already complicated real estate transaction even more emotional.
A home may represent years of memories, financial investment, family life and future plans. When that home needs to be sold, there may also be two people with different priorities, timelines and opinions.
My role as the Realtor is to remain focused on the property and the transaction while treating everyone involved with professionalism and respect.
That can include helping determine the home’s current market value, discussing what should or shouldn’t be done before listing, creating a marketing strategy, coordinating showings, communicating clearly with the appropriate parties and helping evaluate offers based on the terms presented.
There are also financial and legal considerations that may extend beyond a Realtor’s role. When necessary, homeowners should rely on their attorneys, accountants or other professionals for advice specific to their situation.
You don’t have to have every answer before starting the conversation.
Sometimes the first step is simply finding out what the home may be worth and understanding what selling it would involve.
After a Death: Selling a Loved One’s Home With Care
Selling a home after losing someone you love is completely different from an ordinary move.
You may be grieving while simultaneously dealing with personal belongings, paperwork, family members, an estate, property maintenance and decisions about a home filled with memories.
It can feel overwhelming.
This is a situation where I believe patience matters just as much as real estate experience.
Before putting the property on the market, we can discuss its condition, potential value and whether repairs, updates, cleaning or simply selling the property in its current condition makes the most sense.
There may also be an executor, heirs, probate requirements, attorneys or other parties involved. The circumstances vary considerably from one estate to another, so legal questions should be handled by the appropriate attorney or estate professional.
My job is to help make the real estate portion of the process as organized and manageable as possible.
That means helping with the details, keeping communication clear and developing a plan for the property that works with the family’s circumstances.
The goal isn’t to rush someone through an emotional situation.
It’s to help them move through it with care, respect and understanding.
Relocation: Getting You From Here to There
Relocation has a completely different energy.
Maybe you’ve accepted a new job. You’re moving closer to family. Your company is transferring you. You’re retiring somewhere new. Or perhaps you’ve simply decided it’s time for a change.
Whatever the reason, relocation usually comes with one big challenge:
There are a lot of moving pieces happening at the same time.
You may need to sell your current home while searching for another home hundreds of miles away. There can be job start dates, movers, temporary housing, school schedules, financing and travel arrangements to coordinate.
That’s where having a plan becomes incredibly important.
For homeowners relocating from Northern Kentucky or Greater Cincinnati, I can help develop a pricing and marketing strategy designed around both the property and your timeline.
And if you’re moving outside my Kentucky and Ohio markets, I can also help connect you with a qualified real estate professional in your destination area through my professional network.
Instead of trying to coordinate two separate moves completely on your own, you have someone helping keep the pieces connected.
Your Reason for Selling Matters
Not every homeowner has the same motivation.
Someone relocating for a job may need to sell quickly.
Someone handling an estate may need additional time before they’re emotionally or practically ready to list.
Someone going through a divorce may need particularly clear communication and documentation throughout the transaction.
That’s why I don’t believe in treating every listing exactly the same.
Before we talk about signs, photographs or marketing, I want to understand:
Why are you moving? What matters most to you? What timeline are you working with? And what would make this process easier?
Those answers help shape the strategy.
You Don’t Have to Figure Out the Real Estate Part Alone
If you’re facing divorce, the loss of a loved one, relocation, or another major life transition, you don’t need to know exactly what to do with the house before contacting a Realtor.
We can simply start with a conversation.
I can help you understand what your home may be worth, what today’s buyers are looking for, what you may want to do before listing and what the selling process could look like based on your particular situation.
No pressure. Just information, options and a plan for when you’re ready.
Life changes. Sometimes your home needs to change with it.
If you’re considering selling in Northern Kentucky or Greater Cincinnati, I’d be happy to sit down and talk through your next steps.
