Looking back at 10 Florence-area home sales, several lessons continue to stand out. And if you’re thinking about selling a home in Florence, Burlington, Hebron, Union, Erlanger, or the surrounding Northern Kentucky area, these lessons may help you prepare for your own sale.

1. Pricing Correctly From the Beginning Matters πŸ’°

One of the biggest lessons is also one of the most important:

Buyers pay attention to price.

Today’s buyers can easily compare your home with other properties for sale, recently sold homes, price reductions, days on market, and features.

That means pricing isn’t simply about choosing the number a seller hopes to receive.

We need to look at:

  • Recent comparable sales
  • Current competition
  • Condition and updates
  • Location
  • Buyer demand
  • Interest rates and affordability
  • What has changed in the market since the last comparable sold

Buyers aren’t just looking at the house.

They’re asking themselves:

That’s why we don’t market every home using the same checklist.

Not every showing results in an offer.

But that doesn’t mean the showing was useless.

When several buyers or agents begin mentioning the same concernβ€”whether that’s price, condition, layout, updates, location, or another featureβ€”we pay attention.

One comment is an opinion.

A repeated pattern can become useful market information.

That doesn’t mean automatically changing the price every time someone says it’s too high.

It means looking at feedback alongside showing activity, competing properties, recent sales, online engagement, and changes in the market.

Then we decide whether the strategy needs adjusting.

7. The Market Can Change While Your Home Is Listed πŸ“Š

This one is especially important.

The market on the day we list your home may not be exactly the same several weeks later.

New homes come on the market.

Competing properties reduce their prices.

Homes go pending.
