
Thinking about selling your home in Northern Kentucky? Before you start tearing out cabinets or planning a major renovation, focus on the repairs that matter most to buyers.
One of the most common questions I hear from sellers is:
โWhat should I fix before I put my house on the market?โ
The answer usually isnโt everything.
If youโre preparing to sell in Florence, Union, Burlington, Hebron, Independence, Erlanger, Fort Mitchell, Fort Wright, Covington, Alexandria, or elsewhere in Northern Kentucky, the goal is to spend your time and money where it can make the biggest difference.
Not Sure What Your Home Needs Before You Sell?
Before you start spending money on repairs or renovations, letโs walk through your home together and create a plan based on your property, your timeline, and todayโs Northern Kentucky market.
Hereโs where I recommend starting.
1. Fix Active Water Leaks & Moisture Issues 
Water issues tend to get buyersโ attention quickly.
Before listing, check for dripping faucets, leaking toilets, ceiling stains, damp basements or crawl spaces, plumbing leaks, damaged caulk, and drainage issues around the home.
Kentuckyโs Sellerโs Disclosure specifically addresses plumbing problems, basement leaks, crawl-space water or drainage problems, and moisture or rot.
A small leak that might be easy to repair before listing can become a much bigger concern once a buyer discovers it during a showing or inspection.
2. Take Care of Obvious Electrical Problems 
You donโt necessarily need to upgrade an entire electrical system just because a home is older, but obvious problems deserve attention.
Think about outlets or switches that donโt work, exposed wiring, loose fixtures, missing outlet covers, flickering lights, or other known electrical problems.
For anything beyond a simple cosmetic fix, consider having a qualified electrician evaluate it.
3. Repair Doors, Windows & Hardware 
These may seem like little things, but buyers notice them.
Walk through your house as though youโve never seen it before.
Do the doors open and close properly? Do the locks work? Are cabinet handles loose? Are screens damaged? Do windows operate correctly?
When buyers encounter several little things that donโt work, they can start wondering:
โWhat else hasnโt been maintained?โ
Thatโs exactly the thought we want to avoid.
4. Address HVAC, Water Heater & Major System Issues 
If your furnace, air conditioner, water heater, sump pump, fireplace, or another major system has a known problem, itโs worth discussing before putting the home on the market.
That doesnโt automatically mean you should replace an older system simply because of its age.
Sometimes the smarter move may be servicing it, documenting its condition, and deciding how to position it during the sale.
This is where Iโd rather have the conversation before we list than after we receive an inspection report.
5. Fix Safety Issues First 
Loose railings, broken steps, missing handrails, exposed wiring, damaged decking, trip hazards, or other obvious safety concerns should move toward the top of your list.
These issues can affect a buyerโs first impression and may also become important during inspections or depending on the buyerโs financing.
Safety first. Cosmetic improvements second.
6. Touch Up Paint Instead of Repainting Everything 
You may not need to repaint the entire house.
Look first for scuffed walls, chipped trim, damaged drywall, bold accent colors that overwhelm a room, dirty baseboards, and areas where previous repairs are obvious.
A few strategic paint touch-ups can make a home feel cleaner and better maintained without turning into a major project.
Neutral, fresh and clean usually beats expensive and trendy.
7. Make the Exterior Look Maintained 
Buyers start forming an opinion before they ever walk through the front door.
Before listing, consider repairing damaged trim, loose gutters, broken exterior lights, peeling paint, damaged shutters, cracked or uneven walkways, overgrown landscaping, and anything that makes the entrance look neglected.
Then tackle the inexpensive details: fresh mulch, trimmed shrubs, a clean front door, and pressure washing where appropriate.
Curb appeal doesnโt have to be expensiveโit just needs to say, โThis home has been cared for.โ
8. Donโt Ignore the Roof & Foundation 
A roof doesnโt automatically need to be replaced because itโs older, and every foundation crack isnโt automatically a major structural problem.
But if you already know thereโs an issue, donโt wait until youโre under contract to start figuring it out.

9. Donโt Over-Renovate Before You Talk to a Realtor 
This is a big one.
Please donโt spend $20,000 remodeling a kitchen because you assume thatโs what buyers want before we talk.
You may discover that your home is perfectly marketable with the existing kitchenโor that a few strategic updates could have a bigger impact without the expense of a full renovation.
The same goes for bathrooms, flooring, countertops, landscaping, and other major projects.
Before making a big investment, I like to consider:
Your homeโs current condition + competing homes + recent sales + likely buyer expectations + your price range.
Then we can determine what actually makes sense.

What About Things You Donโt Want to Repair?
Not every problem has to be repaired before selling.
Depending on the property, price, buyer financing, and market conditions, we may decide to disclose a known issue, price accordingly, negotiate a credit when appropriate, or allow buyers to evaluate the homeโs condition themselves.
Kentuckyโs Sellerโs Disclosure is based on the sellerโs knowledge of the property and is not a substitute for a buyerโs inspection.
The important thing is having a strategy before your home hits the market.
